Utilities query

Hi first time LL completing on Friday :crossed_fingers:

How do you organise utilities assuming your tenants will be responsible for bills. Do I inform the utility suppliers regardless of how short the time is between getting the keys and handing to my first tenant?

Hoping to have less than a month turnaround. Thanks

Why would you think a tenant would or should cover bills before their tenancy?

Just pay it and do the small amount of admin. Setting up accounts and closing them is a short online process. You need to take meter readings for start /end of tenancies anyway. And good to locate meters, stopcocks anyway. For a day or two some utility companies might not bother chasing but for a month just pay

During void periods you are responsible. Take meter readings and photos of these on day you complete property purchase and on day you hand over keys/tenancy starts (include photos and readings in check in inventory that gets signed off by tenant).

Even if you use no gas/water/electric you are still responsible for the daily standing charges when untenanted (and the council tax too)

If it’s unfurnished and no works going on, some water companies may only start an account from the date water is needed if you ask them nicely (Thames water do this)

All the costs are allowable expenses (just like service charges letting fees if any etc)

Can I also suggest some training from one of the landlord associations as a matter of priority. If you need some motivation for this, Google civil penalties under the Renters rights act
