Do you stop advertising when you take a holding deposit or after all references have cleared.

As soon as you accept a holding deposit Open Rent suspend your advert online. The property is shown as unavailable and future enquiries stop. They also message previous enquirers to let them know that the property is no longer available.

I stop advertising only when a tenant signs a tenancy agreement and never before. It doesn’t cost me anything to continue and could cost me if I pull the ad too early.
Once I have a potential new tenant who has passed all references and we have arranged a date to commence the tenancy and sign the AST, I tell any serious new enquirers that I have someone lined up and will only get in touch if for some reason they fail to sign. That keeps my options open but doesn’t give anyone false hope.
