Where are openrent's reviews?

Am I doing the right thing go thru this site, where’s the support if nightmare tenants get in/don’t pay

If you are unsure of taking on all the effort and risk of selecting tenants, EA’s do ‘Tenant Find’ service for a one off fee of around one months rent. They do all the leg work, viewings and referencing and then present you with the best of the bunch. I have used this option a few times.

OR is best if you have the time and inclination to search and sift all the enquiries, thro’ no shows and failed responses from the random public. Can be a lot of wasted effort but you use your gut instinct, nouse and solid selection process on selecting the best of possibly a poor bunch.

No gurantees in this game, none.

No estate agents or online platforms will help much if tenants refuse to pay or leave. but online agents cant go round and non-onlines can maybe help evict by not just being a call centre

you can get rent guarantee insurance normally if tenants pass affordability etc checks or if they have a guarantor who does. Usually from around 200 quid a year on top of the landlord contents insurance

Some landlords insurance providers offer insurance to provide legal help with eviction if you need it eg alan boswell (starts around 60 quid a year)

OR do offer RGI and a legal helpline but if you need to evict you likely need specialist legal help if you arent experienced in the processes etc

Openrent are not a managing agent. If you’re inexperienced, you may need a fully managed service.

Would you expect support for free from OR? This is for self-managing LLs.
