Where do I stand

New tenant moved in 1st of May, everything has seemed to be fine, until recently.
Just lately we have been smelling weed or smoke coming from the property (we live next door and the windows are open) and we have also noticed a someone other than the tenant coming and going on a very regular basis.
Initial term is 12 months.
Planning on an inspection but obviously things can be covered up in the 24hrs notice.
What can we do as landlords?

Write/email the tenant and as let him know your concerns. Also ask him outright whether he is living there and whether anyone else is living there.

I was in a similar situation. I stayed out of it and got the police involved and asked them to be front facing and take the flack.
They maintained my anonymity for reporting them.
They emailed me to evict the tenants.
I then forwarded the email to the tenant offering a termination or s8.

At the time I terminated the AST on an email which came back to bite me.
Six months later I stumbled on their illegal sublet and they retaliated alleging, to the local authority, that I had committed an illegal eviction on a 12 month AST.

Subsequently I was advised by a solicitor to terminate an AST with a deed of surrender so there is no come back.

I would not be front facing in such a situation. My experience was really nasty even though the police were front facing ( the tenants created illegal sublets and all sorts of problems )
I learnt more that year than from any other of my horrific experiences!!

The police advised me to meet the tenants once alone which I regret. I would not even deal with such a tenant without the police present ( they get really nasty).
Every time I went to the house ( after stumbling on a sublet and being accused of an illegal eviction) I asked for police to be present .
I even had the police attend for the abandonment assessment.

Tread very carefully and get legal advice for everything you do!
