Strange tenants - need advice

I’m still fairly new to being a landlord, and I’ve come across a situation I’m hoping to get some advice on. I’ve had tenants in one of my properties for a couple of months now, but recently, I’ve started feeling suspicious that they might be subletting the place without my knowledge or consent.

I’d really like to figure out if this is happening, but at the same time, I don’t want to make frequent visits to the property unless absolutely necessary. For those of you with more experience, have you dealt with something like this before? What approaches or solutions have worked for you to confirm or address suspicions of subletting without having to visit the property too often?

Speak with neighbours.
Watch the property from car.
Inspect quarterly, look at names on letters if any.

And ask them outright and get their reply in writing to cover yourself in case its overcrowded or an HMO.

Regardless of the frequency of your inspections, it is recommended that the first inspection is done within the first couple of months. Just to see how the tenants are settling in. So arrange an inspection straight away.
