My tenant has just told me he might not be able to pay his rent as he’s being investigated for benefit fraud but I’ve still got to pay my mortgage will his guarantor have to pay the rent?

Well I would be worried that if they deem tenants guilty , they want there money from you first !
Was the rent paid direct to you?
Guarantor is liable however I would be very concerned about benefits clawback. In principle it shouldn’t happen as you are not at fault but the DWP works in the most illogical way so be wary.

then you cannot be liable as you would not know he was on the fiddle… If paid direct to you and you knew he was fiddling then they would come after you…I suggest eviction notice
