I currently rent a room in a HMO in Wales. The landlord has not completed certain repairs at the house specifically a potentially dangerous water leak and an issue with damp. The latter I understand he has been instructed to repair by the council. The other tenants are currently talking about withholding rent until these issues have been resolved. If we were to do this, is there any protection in law from us being evicted for unpaid rent?
Withholding rent is not advisable and is not a right, even under these circumstances. Just follow it up with the Council and/or find a better property.
