26 applicants....and counting... who are all unsuitable

Yes, it seems like discriminaton that all those stringent laws that are supposed to protect T and keep the LL on their toes, are not applied. Which potenitially means a lower quality accommodation for social housing. I don’t even think that EPC rules apply to them (please correct me if they’re not EPC exempt, but I don’t believe that there is a requirement to do EPC on social housing properties). Not sure how it goes together with equal rights but this question is never brought up in this particulat situation.

Councils other social housing providers are exempt from what is imposed on private providers, I bet they wont have AFDD electrical ‘protection’ imposed on them which is now a mandatory requirement since september last year. The fire protection company I use says multiple property owning companies are now only buying properties large enough for HMO conversion as small houses no longer profitable enough to invest in. The net result will be more and more living in overcrowded sub standard property. My property I live in so residents are licencees if the next government makes them shorthold I am retireing so will be living in large house alone, selling capital gains tax ? No way! and so the unintended consequences multiply.

My listing was only live two days ago and so far had only a few viewing requests.
One put their combined monthly income of 100k; turned out to be an agent.
After this, I put an extra screening question asking whether you’re an agent.
Another put their combined monthly income of 90k. I asked to see some bank statements or pay slips then no more reply.
The most recent one is funny; 5 mins after putting a viewing request, he sent another message saying “Don’t want to rent your house”…

You get odd replies to simple questions. I even had people go to the effort of writing the word “zero” into the monthly income answer! Probably 70% of my 87 applicants could not answer the monthly income question correctly, or answer it at all, but I think part of the problem is the process is very cumbersome. The voice messages can be comedy gold, wait until they start coming through.

One good indicator, with my limited experience, is the question of combined monthly income. If someone enters something like 90k, which is normally unrealistic that means it’s a time-waster!

It also depends what level of rent you are looking for. Obviously there are people who write the wrong number, no number, the annual number, but also especially for those people on benefits they don’t know what to write because they don’t know if they should include benefits or not, or which benefits to include. That’s why I suggested to Openrent @daz that if they want a good customer experience they need to make this process much easier for people and more useful for landlords.

The questions should be:

  1. What are the names of the people who will be occupying the property?
  2. What are the names of the people who will be responsible for paying the rent?
  3. How much of the rent will each of those people be responsible for?
  4. What is the income of each person paying the rent, including paid income and any welfare benefits

Well well sue3 there is obviously no room to negotiate with that closed mind of yours …why should a person e denied renting a property …because they have a pet would you denie a property if like me the tenant had a disabilty of coarse not that would be discrimination …if the tenant can pay there way why stipulate that there needs to huge provable income once again if a disabled tenant dosent have the luxury of a huge income so once again discrimination …i dont have a huge income so by your thought process i am unworthy of renting a property so thanks for that after 40years of working and only recently bisabled thanks for makimg us feel realy valued

You act entitled to others’ private property. You’re not.
Ask government for social housing. If you’re really entitled to it, you’ll get it.
BTW, you’re not allowed to have a pet in a social block of flats. Have a chat with city council about making you feel unworthy.

Just on the ‘combined monthly income’ box. If you are a couple applying the box makes sense. For single people it seems logical that some may read it as requiring them to state what 12 months of income all combined might add up to. For applicants not used to earning exactly the same each month I can see how the question is answered incorrectly.

It is not the landlords fault that the Housing allowance for you is not enough. Nor their fault that the councils years ago sold off 1000 s of council houses so there is an accute shortage now . It is not down to the private landlord to house you, it is the local councils responsibility…

We have 90 people per property applying. We aren’t judging you as an individual, we comparing you to other people who might appear more secure.

one good bit of information from from this. I did not know a credit card could be cancelled the next day ( If what the agent said is true) But then I never accept credit cards so do not know the situation
