I posted a rent ad on Gumtree as a test-drive, checked the rental prices in the area before, and very few replies, not a single decent candidate. Only estate agents, people who don’t read the ad (“Is it still available?” when the first line says: “If you see this ad, then the flat is still available” or a large family for our small flat, just because the price is attractive).
Is it what to expect when I post it on OpenRent? I can see a few discouraging current experiences from LL.
gumtree is not the best Rightmove beats it hands down
Gumtree is literally rubbish and wont tell you anything. I actually never want an ad on this site.
You must post on RightMove, this is the only one that matters, OR alone is poor.
You will only get interest from the no hope of renting due to CCJ’s previously evicted and general dross. I would never consider anyone through Gumtree
Actually, till now we only used GumTree with success. But looks like the times have changed. Let’s hope OpenRent will fare better. How long do they keep your ad on RightMove?
Perhaps it was better previously. I’ve never had a good experience for whatever reason. It will stay on RM for 3 months.
On RightMove, unlike on Gumtree, the advertiser needs to prove that they actually own the property!
So there should be less scamming pretend landlords on there.
And yes, RightMove will have better potential tenants. Including corporate professionals in full time employment for known employers, who surely wouldn’t go near Gumtree.
Thank you for reassurance. So, I need to prepare Title of Deeds scanned? Good to know. Any other documents I should keep prepared?
You can prove ownership with solicitor letter
Ive used the insurance certificate in the past. Not proof, but strong evidence.
My son rented through Gumtree, and never missed a rent payment or was late paying in 8 odd years. A very good, quiet tenant, he got on well with LL, but as she aged, her daughter got an agent in… LL then had to get him out, at extremely short notice, due to finding severe and hidden black mould. Eventually, they let him move back in, only to serve an S21 two days later, which was utterly cruel and heartless. He couldn’t afford the new rent, which had doubled. He had a good run, but has now health problems consistent with black mould, apparently. He’s been advised by the Council, no less, to stay put for a while…
The Council are only thinking of themselves, not him. They want to delay having to take responsibility for him rather than considering his health.
David is exactly right in that statement . The councils have been instruted to act right away in goverment guidelines , But they never follow this . You cannot trust the Local Authority
And when he needs to declare previous evictions he will struggle to rent again. Council act for themselves only.

In the interest of fairness and a balanced argument, I’ve had a couple of decent tenants applying through Gumtree via Openrent in the past, when I used to self-manage.
