Make a new listing of same property afer 7 weeks?

Hello everyone,

I went live with my listing too early. I have offers for every viewing, went with one couple who then didn’t pass affordability (it’s been a learning curve for me). Then I was considering selling, but now I’m back to wanting to rent it out. I’m not getting many queries as the ad is now 7 weeks old. I was thinking of stopping it and creating a new one with updated photos too. I wondered your thoughts on this. I’d have to pay again the package and rentnow for advertising and collecting rent.

You should definitely do this. Time is money, it’s not expensive.

I’ve noticed that viewings in our area are cyclical
it may be listed for a long time but viewings wane depending upon the time of year
Academic cycle , hospital intake etc

I’m not short of viewings just the right tenant
Having spoke to our estate agent the same tenants are doing the rounds on the high street and on line
S21 issues and this government have made me more cautious than ever

Yes you cannot go off too early, around here at least people who are looking want to move in ASAP, you can’t post an ad 2-3 weeks in advance of the property becoming available, I post on wednesdays, get viewings done over the weekend and in the week that follows, and try to have someone under offer by end of that week. People look at multiple properties, if you say available next month or something who knows? A lot can change in a month, maybe it won’t be available. Like you saying you changed your mind about selling it!

One thing to consider, is that in order to be marked as “new” again, on Rightmove at least, the same property needs to have not been advertised on RM for 2 weeks.
