Hello all, I have a couple in a two large bedroom, fully furnished flat and they decided to take on another flatmate. Apart from vetting, referencing and updating the contract, what else do I need to do? Should I charge a deposit, if so, how much? and Should I consider a small increase in the overall rent? They are all very young and I don’t particularly want to make their lives harder, but a lot of my time will be taken up by this new addition.

It would make it a hmo which would increase your responsibilities. Deposit would be capped at 5 weeks overall rent so probably not worth bothering with. If you are willing to comply with hmo regulations then a small increase in rent is fair.

Check with your Council if you need a licence for a 3 person HMO.
