Advice needed on tenant

Morning all, I have a difficult situation with a property I let. Unfortunately the tenant who has no next of kin has had a bad stroke. And is obviously in hospital and from I can gather unlikely to look after himself again… the property is on a farm and unless you can drive he will be isolated…I don’t want to kick him out and the property is full of his bits and pieces. But I am getting no rent from him and I know he struggled to pay anyway …does anyone know how I stand legally

I had same happen to me .Tenant had a stroke, I found him, called ambulance, into hospital, died a week later, son cleared out all the stuff. I redecorate and re let. However if your tenant survives but less able, see social for relocation so he has help. This can be tricky.

Maybe visit him in hospital and have a heart to heart about his future and then leave it with him for a few days.

I would be very wary of visiting a patient in hospital in such circumstances, as their landlord.

Strokes, depending on their neurological impact, could cause severe cognitive impairment.
He is extremely vulnerable right now because of the nature of the acute pathology and the impact it will have on him as a human being .
That could easily be misconstrued if it ever went to eviction .
In fact it may be seen it as down right callous.
I would take proper legal advice.

I went to see my tenant in hospital, he had been put into an induced coma, also went to the funeral He had been a tenant for 30 years. It at least shows a level of concern and sympathy. You will not go in and straight away ask if the rent can still be paid. But allows you to access the situation.

Thanks for your comments. I tried to phone him to let him know I was still looking after his cat. But it became apparent that he could not either understand me or speak. I am not chasing for rent but as I don’t think he will be able to return I was wondering how in the future I can move on

I would advise you to take legal advice from a housing solicitor
