Advice on letting one room while I'm away

I am moving to EU for a new job, and I would like to rent one room in my house in Scotland.
Any recommendation or advice on how to do that?
In particular, I would like to be recommended a reliable agency taking good care of everything since I’ll be so far.
The details are as follows:

  1. I’m renting only one room because I plan to occasionally be back in Scotland for short visits, and because I am in a hurry and so I’m planning to move all my stuff in the unrented rooms before I leave.

  2. I would like to pay the agency only after they secured a tenant (i.e., something like no-rent no-fee), if possible.

  3. My house is in a high-demand university area, with prices in the high range.

  4. It’s a freehold house, no mortgage.

  5. I tried to look around for similar threads and information, but I’m still a bit lost. I am a total novice landlord, so please bear with me
