Agency that gets quotes from contractors

No, I don’t because after nearly 30 years of letting, I have my go to trades who are reliable and reasonable and with whom I have a good relationship. I have no need of a letting agent because I’m right here and can deal with everything myself. I only used one when I was abroad.

In my profession, £20 would buy you barely 45 minutes of my time. You may be willing to stretch that further but TBH it’s not really going to get your customers much if you value your time. You are relying on a business model where most of your subscribers don’t have a need for you most of the time. If that’s the case, it’s not great value. Otherwise, you’d be overwhelmed.

I source them myself. Landlords hear all the time on forums like this that agents are ripping them off by charging inflated prices for work done at their property, so in my view they’re not going to jump into such a relationship without confidence in the process.

Thanks, that’s good feedback, I also heard from other landlords I know, that they send their jobs to their trusted contractors but occasionally have a need for another person for whatever reason.

Not necessarily, doing nothing and hoping for a fixed fee wouldn’t lead to good business growth, because clients wouldn’t recommend my services to other people, so I think there are good incentives to deliver value

That’s true - but wouldn’t this be solved by requesting for invoices from contractors?

Similarly, asking for invoices from letting agents to check that they are not adding other fees? This is what I have done in the past - but your situation may be different, so I am interested to hear…

as long as you have income from another source you can take a punt I started a supply of a building product about 15 years ago, taking a punt , even against all the big boys. Bought a small warehouse and doing very well , thank you. The man who never made a mistake never made anything. Take a chance , you are only risking your time?

That wouldn’t really solve it as the contractor would likely be sending inflated invoice prices to the agent and paying a separate commission fee for the work.
