Amendment agreement

Hi,

One of my two tenants is vacating by January 20th. Her friend has been introduced as the new tenant. The a short tenancy agreement has been signed by current tenants on July 2023. My goal is to maintain the terms of the agreement, but make an amendment to include a new tenant. Can you give me some guidance on how to obtain an amendment to the tenancy agreement?

What you want to do could cause a mess. Although its possible to do a deed of assignment between the parties, if its not done properly, you will cause problems. I would suggest that instead you do a deed of surrender to end the current tenancy at the point of departure of the vacating tenant and then a new tenancy for the one remaining and her friend. This will also require all the other documents to be issued too and the deposit refunded and re-taken from the new people.

Been there and did exactly what David122 is recommending. Clean.
Reference the new tenant. Return and retake the deposit. Reissue all mandatory paperwork. Give them a 6 month AST. Everyone knows where they stand.
