Occupancy change clause

My tenants requested a change of occupancy clause after 12 months in a 24 month contract. What is the correct wording I should use in my contract and can I ask the the tenants to pay for the new vetting costs etc?

Do you mean they want a partner/friend/relative added to the tenancy? If so, then I would suggest you just write them a letter giving permission for the person to be a Permitted Occupier. The person would not be a tenant or gain any rights and you can only accept rent from the tenant not the other person. You would need to check their right to rent though.

The alternative is that youd have to bring the current tenancy to an end, refund the deposit less damage, start a whole new tenancy with all new paperwork etc. Tenancy contracts cant be simply added to or amended once in force.

Incidently, whose idea was it to have a 2 year tenancy? Generally not a good thing for a landlord.
