So applied for a flat for my sons girlfriend who is on dss.

The flat says it takes dss on the advert I explained she as the bond money and a mnths rent up front just got a brief reply saying your application doesn’t meet financial needs lol now other than saying on the dole the landlord knows nothing about her finances yet straight away get a reply dnt meet financial needs is this just a time waster landlord advertising properties is this a common thing on this open rent as it’s funny it says available states accepts dss but you can’t discuss with them what’s the problem as looking at the property and it stating they accept dss I’m not happy the fact it’s the first property to message about and the reply makes no sence and can’t communicate back to find more about the reasons so first impression I’m wasting my time on here

Many Landlords do not wish to publish a strict ‘No DSS’ rule, so will invite applications from those on DSS. However, depending on the cost of the property, many people on DSS do not earn enough to pass the affordability criteria set by the referencing agencies.

The Landlord may have had many applicants, and felt others better suited his needs.

What I’d suggest you do in future;

  1. Unless there are health reasons why they cannot do so, to get your son or his girlfriend to put their big boy / girl pants on & apply themselves (I just think this demonstrates independence, and ability to function on their own, without Mum / Dad, holding their hand. I decline all enquires by parents with the reply to get them to apply themselves).

  2. When they apply, get them to summarise their financial situation on the initial enquiry. This enables them to pitch their own affordability, and ‘sell’ themselves.

Be prepared that the Government have and continue to make it less attractive to be a Landlord, so many are selling up = less houses = harder to rent = those on DSS suffer most.

Thankyou for the reply and a point you make about put there bog boy pants on its her looking for the flat not hom and big pants from all the letting agents they have rang dnt help them as it’s a they need a guarantor so them on themselves would never be enough..so unfotuanatly they need to be supported by dad.garantours landlords rules making there big boy pants useless.

Also it wasn’t an application filled out it was saying they was interested on the pProperty could they have some more information or a viewing to speak in person
