Are Openrent References good enough for a Rent Protection Insurance claim?

If it’s true that Openrent are negligent about taking up references from employers, then it’s serious.

I thought I’d post here to see if anyone had any other relevant experience with Landlord Protection Insurance. And obviously, to give Openrent the opportunity to respond to the allegations.

Thank you for raising this. Check your references. They should still be on your dashboard. Openrent verify employment income by looking at banking evidence. They then say the tenant passes affordability and there is a link to check in order to use the option of making further checks with employers. It is not automatic. (At least it was not when I last used Openrent). I remember being told that told I qualify for insurance on that basis without taking up employers references.

@mod_harry may be able to get a response for OR legal on whether, OR having provided RGI based on OR referencing, the same insurance turns out to not provide coverage because employment checks weren’t fully carried out, as you seem to be claiming.

Doubt they will comment on a specific case, but clearly the RGI sold isn’t providing the cover needed if this is true. And OR need to provide clear guidance on the steps LLs need to take when procuring OR referencing to ensure subsequent purchase of OR RGI cover will actually provide cover.

(Needless to say OR shouldn’t be selling such non cover that doesn’t meet customer needs and you may wish to raise first with OR insurance provider’s complaints procedure and then the insurance ombudsman)
