AST and 3 months

Hi all, I have a newly refurbished and furnished property that I am putting back on the market soon as serviced accommodation. Questions: do 3 month lease agreements underly the same regulations as 6 month assured short hold tenancies, for example in terms of using Section 21 (as long as it is still in force) to evict a bad tenant who damages the property beyond “wear and tear”? Any differences in legislation between serviced furnished accommodation and non serviced non furnished? I have not been able to find specific info. Any suggestions and info are welcome. Thank you

If you mean by serviced accommodation that you are offering in room services such as cleaning and laundry, then the occupant would not have exclusive possession and it would not be an assured tenancy. You would likely need a carefully worded licence agreement. I suggest you contact a landlord association or a housing solicitor to get something appropriate. Don’t be tempted to take this further without the required knowledge and documentation.
