I hope you can help me out a bit as I’m in a sticky situation.
Two individuals have signed an AST contract which is due to expire on 12/04/2019.
Both of them have now separated with the female occupying the house. Throughout the term the male was the one who paid the rent and has assured me that he will continue paying until the end of the contract. He has already given me his 2 notice but from what I have read as the contract is between 2 individual, I have to receive notice from the female as well? She has already declared she would like to stay.
Of course going forward, I would not like an individual who has no income to continue renting my property. What are my options? Section 21 or simple notice?
Also as the situation is quite bad between them, the male is not allowed in the house to collect his personal belongings and wants a two day extension so when she moves out, he can collect his things. Do I charge him for the additional two days and how does this affect the date of the notice/ Section 21 Notice?
