Both tenants on contract? And reference both?

Hi all, I have a couple with a baby interested in renting my flat. The woman is not working as she is full time mum at the moment to a 9 month old.
Do I need to still reference her too? Will she automatically fail referencing as she has no income? The partner (male) income is substantially high enough for the rent. If I don’t reference both, can she still go on the contract as a permitted occupier?

I want to get rent guarentee insurance ideally, so don’t want references to fail just because she is mum to a new baby…

I suggest you ask this insurance of the Rent Guarantee insurer, but would expect that you would need to reference both.

The referencing is not just about affordability, but will do a credit check, looking at CCJ’s etc which I suspect she will also need to pass if she is to be included as a tenant under any Rent Guarantee insurance.
