Hi, can anyone tell me how to put in place a break clause?
Break clauses need to be very carefully drafted, usually by lawyers or they can have very different effects to the one intended. However, there is a far better option. Use a contractual periodic tenancy template such as Openrent’s or one of the landlord associations; set the initial term to 6 months and then just allow it to remain periodic thereafter on the same terms.

What do you think is the practical difference between a 12 month tenancy with a 6 month break clause and a 6 month tenancy that becomes periodic thereafter?
