I have a tenant who is keen to rent and they will primarily rely of LHA to pay rent, which is fine by me. They currently have two guarantors amounting just over 2.5x the annual rent but to meet the 3x annual requirement they might be able to provide a third guarantor. Open rent states ‘multiple’ but not a specific number. Does anyone know if you can have three guarantors on a tenancy and if rent guarantee insurance will allow it?

This is basically a scam by the tenant who cant afford the rent and has 3 friends who cant afford the rent either. Expect the tenant to move in and never pay any rent and trash your place and take at least a year to evict (3m arrears, 4wk notice, average 8m application for possession to eviction by bailiffs).
So suppose the tenant fails to pay the rent. What happens. How will you know which of the 3 guarantors to try to get the rent from. There is no contractual means to say whom would be responsible for what share. And none of the 3 can afford it so you wont be able to get it from any of them. All 3 will fail referencing as a guarantor and so you wont be able to get RGI.
Suppose you were offering a guarantor to you mortgage provider. Would they accept 3 different guarantors none of whom could make the payments, to have to pursue all 3 in the event you stopped paying. Of course not.
