The house next door to mine, was managed by an agent for the owner abroad.
It was hell for all concerned for many reasons.
The agent told me that they would never get involved in renting to a company again.
There were parallels with the situation presented to you.

Subletting like this may well invalidate the terms of a mortgage and/or any lease on the property. I looked at something similar a few years ago and then moved rapidly on. Not a good option for a newbie landlord.

I would not touch it with a barge pole. I’ve been renting my property for years and I also work for shared lives where vulnerable people come to stay in my house. There are so many rules and regulations I cannot imagine this is legit. Your first time, keep it simple and legal. It sounds to me like someone is going to use your property for airbnb that is the latest trend and it will be a legal minefied if they do. Keep it simple, keep it clean.
