Carpet chaos 2 days to sort

I’ve got a tenant moving out on Tuesday & new tenants starting from Wednesday. I called round to the flat to drop off my carpet cleaner on Sunday & noticed damage to the living room carpet.
I’d like to get the carpet replaced before the new tenants move in at 3pm but I have only found one firm that can do it and apparently they don’t do cheap carpets.
The price is within the deposit amount (just)
Do you think it’s acceptable to charge for this given that I don’t have much time to get it sorted out


wow that damage is severe. I would put the better carpet in and claim a lesser amount

Good idea Colin,
The carpet is only a couple of years old but was in reasonable condition.
I could get some fitted for half the price but not for a couple of weeks.

If the tenant agrees then fine, but if not you can’t charge new for old. You have to charge the cost of the original, depreciated by its age, plus fitting.

Thanks David, I didn’t know that. I had the all the flooring replaced when I first let the flat in April 2019 but didn’t get an itemised bill.
My tenant called round mine last night for a brew & a chat also to drop off the keys.
I said I’d contribute towards the cost of replacing the carpet which he has agreed to.

Good result. That is the fairest way. The legal entitlement is often very unfair to landlords.

Tenant is happy as at least he’ll be getting some of his deposit back.
I’m happy as I’m getting a good quality carpet.
New tenants are happy as I’m going to let them choose the colour.

Looks smart ,just the way I like to see a place. Got newish carpets in all my places. Got a really good shop nearby . I bought carpet fitting gear and fit my own . Takes me longer , but cheaper !!

Replacements are usually a like-for-like situation, but given the significant damage, I’d be surprised if the tenants raise this for dispute.

Me too, I’ve requested the deposit repayment less £200. Not heard back yet so I’ll see what happens.

Just be aware that if your tenant contests the dep you will be waiting a few months to get the money, I assuming you used a deposit scheme? They will wait for the tenants reply not just pay out & they won’t like a small amount of their deposit back either. Keep your old carpet buy some rugs then change to hard flooring, nothing wasted then :+1:

Yes I did use a deposit scheme, the carpet has been replaced as it wasn’t fit to use for new tenants.
I applied for the deposit to be released on Saturday 04th & sent tenant a copy of the receipt but haven’t heard from him yet. He will get half his deposit back if he agrees.
Mydeposits have said he’s got 2 weeks to contest the deduction.

I used MyDeposits and if I’m honest it took much longer than it should & this was proven non payment of rent- once contested it then goes to appeal… I wish you well with the claim, I wouldn’t use MyDeposits in the future again appear to be on the side of the tenant- which everything is these days. I didn’t know that I had a choice. The deposit was protected as part of Openrent, Rent Now.
The tenant has paid the rent mostly on time for the 14 month tenancy so it’s not a dead loss. I do think people should take responsibility for their actions though even if as he says he doesn’t know how it happened.
