Our tenants moved in in the middle of the month. As a result the contract runs so that they pay the rent mid month. Is it possible to amend the contract and payment schedule so that they pay at the beginning of the month,? With their consent. What’s the process through open rent/rent now. Thanks

I’m not sure why you think having the rent half way through the month is more annoying that at the beginning of the month. Tenancies don’t work on a calender month basis, they start when they start. However, to answer your question, you can change the date in the first month only. That would also change the tenancy period. After that there is no legal option to change the date. You can, however accept rent late, (not early) on an informal basis if you wish.
You can accept early payment too, if this is the choice of the tenant, but the LL cannot expect / demand or contract for payment earlier than 1 month in advance (ie if you asked them to pay at beginning of the month, they would be paying 1 1/2 months in advance). If they choose to do this themselves, and simply sent the rent earlier than it was due, this is fine.

Yes, you’re correct that the landlord can accept but not demand early payment.
