Hi. A prospective tenant appears financially sound and have no reason to suspect he will fail referencing/credit checks. His wife will be moving in after a few weeks from Saudi Arabia. Do I have any obligation to investigate her position? I.e would she be a legal citizen. If so, what documentation would I require?
Yes you need to carry out "Right To Rent” checks if they don’t have this you can’t rent to them and you could face a big fine

That’s helpful, as your tenant will be familiar with living in a climate and culture extremely different from Saudi. Nevertheless, you might want to keep an eye out for the house being ventilated properly in the colder months, esp if the wife is not working. Damp weather is a rarity in Saudi, so they’re not too familiar with mould and the issues it can cause.
