Commercial tenancy vs residential tenancy

I have been approached by someone who would like to rent the house as a company (‘Company Lease’) for 3-5 years. He then intends to license individual rooms for individuals who will pay him for the license.
Given that the people who will live in the house are not employed by his company but paying for the license to stay in the house, would they be considered as customers? would that be considered a commercial tenancy?
Note that he will not sublet the rooms but licensed it, so maybe it is residential tenancy after all?
How does that affect me in terms of insurance and the ability to remove anyone in the house if the rent is not paid?
