Company Tenancy working better than private tenancy

It’s a touchy subject, but I have let my house through the government approved company that provides accommodation for genuine asylum seekers. They have put in a lovely family, paid rent on time, and the neighbours have all taken the tenants under their wings. No management fees, a 90 day get-out clause, no void periods, no section 21’s, one year contract-extendable to 5 years if required. It’s all so much easier than the previous local tenants, who caused nothing but aggravation, damage, problems, debt, anxiety and a court claim.

I’m glad your experience is good. I hope it continues. Do come back & update us on this chat in the future. The general consensus on chats for these companies before, has been that many Landlords wouldn’t recommend it, but I am sure many have good experiences.

Do you have obligations re maintenance. Ie new kitchens / bathrooms / external painting etc?

If you are correct in identifying their status as “asylum-seekers” then they will only legally be able to stay in your property until they are granted status as refugees. At that point, they will receive a maximum of 28 days’ notice to find their own accommodation. You might get considerably less notice if the chain of communication is slow, which it typically is in these situations.

The reason that I’m uncertain if you are correct is your use of “genuine”. The burden of proof lies with asylum seeker, and it is up to the home office to make the decision that their claim is genuine. As a LL, you will have no idea at all if their claim is genuine unless they are granted asylum.

Little more than ordinary tenants, just better described. Quite honestly I don’t think there will be as many demands.
