My tenant’s fixed term comes to an end this month and as we have major building works I wanted to reduce his rent and keep him on a periodic tenancy. How can I do this? I don’t use the Open Rent collection service
You can agree rent increase with him informally, but I’d recommend at least an email exchange. Once the new rent amount is paid, it becomes contractual.
I’m unaware if these rules would differ for a rent reduction.

Be careful with this. It could be trickier than it sounds.
- Reducing the rent can be done, but there are rules in the Tenant Fees Act about how and when that its worth checking
- You may not be able to just increase the rent again at the end of the period if this is after the Renters Rights Bill comes into force.
