Although subject to a S.21, the tenants gave 2wks notice of their actual leaving date. I immediately contacted the Inventory Company but was told the first available clerk was 4wks after my requested date.
Given I’m unable to access the property in that time, I’m curious how other Landords would handle this?
a) Is this a common problem?
b) Delays with return of Deposit?,
c) Rent payable between the two dates?
d) Any other issues?
Note: I’m unable to use an alternative Inventory Co. as they all use different software & as these reports are huge I’ve no desire to manually compare the two, besides I’m paying for the ‘exceptions’ list.
Personally, I would ‘bin off’ the inventory company & get myself in there & do it myself, but then I self manage anyway, so an inventory is every day business.
Two werks is not a valid tenant notice unless your contract allows it. I would reply accepting it on the condition that they accept that the checkout inspection cant happen for 4 werks and therefore resolution of the deposit will be delayed.
Thanks everyone - I’ve always self-managed, setting up my own agreements/inventory etc.However, I was short of time (and partly curious), so handed it over to a high street agent. I won’t bore you with the detail, but suffice to say I’d never do it again
The check-out inventory was paid for up front, so I’m reluctant to let them off the hook. I guess I’m most suprised about the availability of assessors - if you can’t them when you need them there’s absolutely no point to the service
