Long in short, my tenants may move out on the day when we are in holiday, so there will no check out check, just have to ask tenants hand in the keys to one of my friends, and I will do all the check with tenants when we come back.
Now the problem is what should I do with the deposit, I need to hold deposit until I see the property, but it will be over 10 days holding period
The ten day rule is a misnomer . If it’s insured you have up to three months .
If it’s custodial you have whenever you or the tenant choose
The problem is the delay between departure and exit inventory that may be used by the tenant so keep thorough documentation and keep the tenant informed as to why and when you will do the exit inventory
Tenant can start the reclaim of the deposit from details given to them at start of tenancy.
If deposit scheme contact you before 3are back, explain that you will be contacting them with any deductions as soon as possible.
Then just do it as soon as you get back, that would be reasonable and contact deposit scheme regarding any claims for costs within 30 days.
Get the tenant to take their own video on leaving. You take your own video on arriving.
There’s a grey area until you can check, but at least try to gain cover.
