Hi, I have sweet new tenants, I have rented out my flat for 20 years never with a problem.
I vetted my new tenants well but they are turning out to be quite demanding. They are young and it’s their first flat together so I guess that expectations are high.
Today they messaged me to tell me that the brand new washing machine is shaking a lot moving forward out of it’s integrated space.
I have immediately organised for my builder to come over for Saturday to look at it, he can’t come before then. They have asked me to cover the cost of using the laundrette in the intervening time.
Is this a reasonable request? Also they have used quite aggressive language in their messages, probably being defensive but they expected me to find someone to fix the problem today.
Thoughts would be gratefully received.
No, that’s not a reasonable request. Surely they can cope for 3 days. Getting it sorted in 3 days is good going and they should be happy with that. It’s not an emergency!
I thought so, the language they are using is very aggressive too.
I guess they don’t understand the realities of living in a property.

Its possible the feet are not properly level, however, the demand is ridiculous. Say no now or face ever more ludicrous demands.
Legally reasonable is responding in 14 days to the request ( unless it’s an emergency) and dealing with an issue is 28 days of request ( depending on the nature of the issue, {maybe not heating!}).
So, they are very demanding and no you don’t need to foot the bill if they wish to use a laundrette.
That is their choice. You would not use a laundrette if you had to wait till Saturday. Make that clear.
Make it clear that harassment will not be tolerated and they can deal with things politely. Put a stop to that behaviour now,
