Do i always need guarantor?

Yes but still have to have enough to support themselves and a de faulter. Home owner and referenced, also still alive!

Im a new landlord so very inexperienced, I secured my tenant through the council, they were referred through a scheme the council are offering. They had to meet certain criteria first before the referal. Maybe ask your council if they are offering a scheme that you can be considered for. Good luck.

Good idea, need to start petition… not making this so going forward as this is just causing a homeless situation with no where left to go! Thanks for advice!

Don’t accept your Section 21, you’ll have another 2 months and you will qualify for social housing… otherwise you can forget it. Better than being homeless. We learnt the hard way.

The 2 months are up on 2nd July for s21, so i have 2 mths after that as well? Also, im just doing a application for a council property with the help of council! Fingers crossed i can get this sorted! Its so bad for so many of us, i spent this morning writing to mp as well! Thanks so much for advice!

Thanks, I’ll have a look. Im so busy with letters statements, messages with landlords , packing & cleaning! Its so much, but at somepoint I’ll sit down and read! Thanks Becky

Exactly what I said. Do NOT accept the section 21, it’s not in your advantage —> to the tenant.

I took it off her as didn’t know what was in envelope at the time! So its on coffee table & now she’s emailing saying staying after 2nd July isnt an option?? & then says I’ll help anyway i can!??..

What did you mean? Do not accept it. How can they refuse? If its issued correctly, how does she refuse it?

Apologies if I’m missing something obvious, but your explanation, lacked an explanation.

Having dealt with councils on so many levels I would be so suspicious and wary of anything the council says or does. When things go wrong I guarantee you will be footing the cost.

It’s not a case of accepting a section 21 or not. If you dont move out at expiry of s21 notice the tenancy doesn’t end, a landlord would need to enforce it via the courts which is likely to take a long time. You could be liable for legal costs so isnt a good option but better than homelessness. The issue with courts are a major reason why you are finding it so hard to get a new place.

I’m aware of how councils function (which is poorly)I’m currently go head to head with council tax matters on the property I’ve rented, but I’ve used OpenRent for referencing, inventory and rent guarantee insurance, plus the bonds in place from the council, along and my very experienced family member guiding me, I’ve covered as many bases as is possible.

Bonds are worthless
An experienced landlord who advised me never to do business with the LA said have you ever tried to get money from the council ….
If the deposit is not real money don’t waste your time

The same landlord also advised the council dump the worst tenants on you . It’s the tenants they don’t want

I would get a solicitor to read the contract eg David Smith
He can go on an on about the pitfalls

Don’t assume the lA is reputable , in fact assume the worst and go from there

This Govt will not listen to anyones concerns, they are only interested in screwing every last drop of hidden taxes they can, EG, energy is now 70% tax thats why its so expensive.
