Im getting very upset & frustrated as each viewing now is asking for guarantor, im on disability Benefits & been renting for 6 yrs plus with references but still guarantor? How am i able to secure anywhere? Getting pretty worried that i won’t get anything nice, just places no one wants or a studio!?
Sadly, recent Governments have made it more risky & less profitable to be a Landlord. The current Government are taking a step further this year, which will make it a lot harder for Landlords to evict a bad tenant.
The consequence of this is that many Landlords are taking less risk, and this means those without a Guarantor and/or on benefits are finding it harder to find a property to rent.
Further, whilst the demand for rental property is increasing, the supply (due to the issues above) is not increasing at the same rate. Therefore, Landlords have more applicants & more choice.

It is not cast in stone. The tenant can stop that arrangement at any time
As long as im living at my address the rent same as benefit gets paid, & i would gladly do that for all my tenancy! Its certainly got to be better than the system now? so much of being human is living & let live & working together. Im devastated with my landlady selling because of this reform & now im unable to find anywhere & trying to find moving costs & so worried about where im gunna be? Where are any of my rights! Appart from being given enough time
Rights ?Tenants have more “rights” than landlords. Two things i my opinion would reverse the trend of landlords selling Mandatory paying of the rent portion of benefits going directly to the landlord and court system that quickly evicts non payers ( not a year as at present)
Definitely, i agree, im sounding off because im in a position of homelessness if i can’t find anyway suitable, so im frightened of the outcome of my life atm. & just got served a S21 to leave (no reason) appart from selling property! Is that tenants having rights? Iv always paid rent & it just went up a great deal too, which landlord can do too…
As time is of the essence, it’s surely a case of having to accept a lower standard property or location until you find somewhere more suitable. This has to be a far better prospect than being made homeless. Clearly it’s a horrible position to be in, but try to view it as just temporary until you find the right one.
I agree entirely with above, landlords are having to be far more cautious due to much tighter anti landlord legislation that’s just around the corner.
There are professional guarantor services that some landlords accept. Just google.
Yes, im trying & have telephone appt with council for some advice & help (hopefully), the other thing is that moving is expensive anyway, so really struggling as it is to try & meet all these costs, i have a 1 bed flat of furniture & belongings including patio furniture & plants! Its such a terrifying experience.
Yes, my landlady sent a link, but to start with there is a £20 non refundable payment, & the costs wld have to be strend over a yr as cldnt afford another £1,000 wrongly! Its all money money & disappointment atm
Becky, where I live, there’s plenty of on-suite accommodation with shared kitchen all around the city. Modern and affordable. I’m sure it’s also available in your part of the country. Would you consider it, at least temporarily? That may be another option for you ))

It will always be down to the individual landlord’s discretion as to whether a guarantor will be required.
You can use our property search to filter for properties where the landlord has explicitly stated “Accepts DSS Income” to help refine your search.
As others have mentioned here, guarantor companies are available, although OpenRent is not in a position to endorse specific third party services.

So i have to loose all my belongings & live with a stranger then have to try & more again!? Its so expensive moving & iv got a whole 1 bed flat of furniture & patio furniture, its just not realistic is it!? & there isn’t really anything nice live that, maybe for recovering addicts, but not just for a 52 yr old female, & i should be settled by now! Im left speaking to the council!

Most landlords are selling up because of the new legislation that is about to be introduced.
Go back to your MP and let him know that this is the real time consequence of a legislation that is not balanced for both parties and only favours the tenant.
The reduction of the PRS will only get worse. Perhaps your comments as a tenant will not fall on deaf ears ( those of the landlords unfortunately have) and he still has time to pass concerns on to goverment before it is written in stone
Becky, try your mp, speak to shelter and any other charities around they may help in addition to the council.
Karl11 and colin3 are spot on in their assessments. A tenant can move in can switch payments directly to themselves, without a section 21 a tenant could take a year to evict, every landlord is raising the bar simply because the govts have introduced vote getting populist measures which benefit neither the tenant nor the landlord in reality. I am selling steadily now as many others are. Something will turn up i hope for you
Thanks Sidney, i know you are all right, im just so scared! My mental health has taken a nose dive & im sounding off, which is wrong! This guarantor thing is terrible for us people that will need 1! Im now living in limbo with boxes everywhere, so i can’t even enjoy it as a home anymore! Thanks for wishing me good luck!
Usually your parents act as guarantors but im no expert - regards Nigel
