I manage my property myself through openrent and want to update what I call my ‘Welcome Pack’ which I give new tenants. It’s currently a few pages of A4 containing useful information about the property such as where the stopcocks are, what parts of the external areas belong to the property, who to call in an emergency, where the meters are, what day the bins get collected, etc…
However, I’m no designer and it must be a really boring read as several times I’ve had tenants ask me questions about the property which are already covered in the pack. Does anyone have, or can signpost me to, a snazzy, eye-catching template?

Tbh i doubt making it snazzier to look at will help. If its quicker to txt or whatsapp or phone or email some tenants will always do that. Others will diligently read. Some people lay everything out before assembling flat pack furniture. Others lack patience /attention span
You could try doing a 5min video of the place to make it more entertaining with photos of different stuff and they might then watch when they move in, but I doubt it.

Make a simple index. One subject per page
Add all the equipment manuals - heating oven washer etc if provided.
Recycling and refuse arrangement
Will always get questions@ welcome them as useful to build up a relationship Landlord Tenant as more approachable you are, more likely they will report issues before they get worse.

I have a property manual for each house. Can’t give you a template, but it covers:
- What we expect from our tenants (e.g. prompt reporting of issues)
- What our tenants can expect from us (e.g. prompt rectification of issues)
- What constitutes an emergency (and what doesn’t), who to contact in each instance, where items like stop cocks, alarms and consumer unit are located
- What we’re responsible to maintain, what they’re responsible to maintain, a section on preventing mould and a section on bin collections
- Utility suppliers and contact numbers
- A section on requests (how to make them, what we’ll consider,etc)
- A section on inspections
This goes in a folder along with the inventory and all appliance manuals and lives in a kitchen drawer. The property manual is also on the inventory.
I go through this with tenants at check in and make sure they understand all sections and deal with any questions they have. I refer to it if they need a reminder.
