Hi, my tenant who is a single older female decided not to hand over the keys after she agreed to at the end of her contract.
She was all packed ready to leave but someone advised her to go to the council.
They advised her to get me to serve eviction notice. She played foul on me the last day.
How do I proceed with an eviction notice?
Its not clear why you thought she was leaving. I assume you had a verbal agreement that the contract would end at a certain point.
But, if you haven’t given her S21 notice, nor she gave you valid notice to end the tenancy, then her tenancy remains as a periodic tenancy.
If you want them to move out you need to give notice S21. She then either leaves or you have to go to court to evict.
If you are not experienced with eviction, I’d recommend consulting an eviction specialist, as there are lots of things you can do wrong, and you also need to be sure that you have served all the right documents throughout the tenancy and have the proof.
