My tenants have failed the affordability calculations as part of the references (everything else is fine). We know these people and one gets carers allowance which doesn’t seem to be verified. Is there a way of talking to a human to get them to manually check this against the bank statements? Or is there a different referencing company that I can use that uses humans to verify stuff. Feels like it’s failed based on open banking and something isn’t verifying the income. Can I get OpenRent to open the references again and try and verify the income? TiA
I believe on Open banking referencing, the applicant has to match the transactions to the income, so maybe they made a mistake. The reference should show a list of the bank transactions verified. have you seen the bank statement to check yourself?
Do you need them to pass referencing. Referencing is a guide, which as a Landlord you use the information & make your own decision…. unless you are taking rent protection insurance?>
Yes we want to take out the rent guarantee so we need it to pass. I guess we just contact OpenRent and try and get them to resubmit. Im not sure how it works but it’s annoying and noone to talk to
Have you manually checked their bank statements? I take 6 months of statements from applicants, but as you’re planning to rent to people you know, this makes it more tricky to ask for them than it does from total strangers. Nevertheless, you’d be wise to.

You or the tenants can reply to any of our referencing emails if something needs to be changed, our customer service team will then be able to reopen the reference.
We don’t have means of verifying bank statements ourselves and instead find Open Banking the most reliable way to verify income.
That being said, you are of course welcome to request any additional documents from the tenant yourself.
