Hi I have an HMO property near Nottingham currently with managed by a local estate agent. I have all the contacts for workers etc so I want to take over management myself. I do not live local so i am looking for someone reliable to make pay as you go visits for deliveries and property inspections etc. Any advice on how to find someone/
Managing it yourself means you do that. Otherwise, stick with the agent. There’s no middle ground that I’ve heard of. Sometimes people pop up on here asking if they can get a friend to do these kind of things and there are legal implications. With an HMO, I wouldn’t muck around. It’s either all me or all an agent (and me managing the agent).
For regular property inspections 3 or 6 monthly you could use an inventory clerk Try the klerky website. The fact everything is documented may help. If you use somebody local more frequently they may reduce their rates
Difficulty of using somebody else is what you consider an issue to raise with the tenant won’t be an issue for someone else or vice versa. You’ll want to think whether someone visiting for you also video calls you when they are there so you can be told which /shown any specific issues, also whether you are giving them responsibility and authority to raise issues with tenants and if so how those discussions get recorded so you/the tenants have a record to refer to at end of tenancy.
Also only you and tenant (hopefully!) will normally be familiar with tenancy agreement and what tenant responsibilities are eg do you maintain the garden or do the tenants (etc etc) so someone else won’t necessarily spot breaches of the tenancy. But a professional may spot things you wouldnt
For deliveries/arranging access, for a monthly fee a local letting agent may be willing to hold a spare set of keys for you which workers etc can collect when needed - but you anyway need to arrange any visits in advance with the tenants. Or use a lock on the property which needs a code that you can supply to workers (needs installation, possibly back up batteries being replaced every few months but also means can change the code when tenants leave instead of changing locks)
Think if you can specify exactly what services you want, some letting agents or property management companies out there may be willing to quote on a bespoke/tailored service to meet your needs.
