I am a landlord for a partially furnished property. My tenant is asking if I could remove a wardrobe as they would like to buy a bigger one. Am I obligated to remove it? They are lovely tenants and want to make them happy however I dont have anywhere to store the cupboard and if I throw it away then when these tenants go i am short a wardrobe.
Im not sure of the best solution.
Advice would be appreciated.
remove it for a good tenant. Would they leave the one behind ,if they leave, that they buy ?
Yes, I’d say fine as long as the one they buy is added to the inventory and is left behind at end of tenancy.

I will check but I dont think they are suggesting to leave their new wardrobe at the end of their tenancy.

Obligated - def not. The tenancy was agreed based on the furniture supplied. But for good tenants worth considering (just like for good tenants after a say a year I’d consider letting them paint walls if they wanted a different colour and it wasn’t going to be garish). The more it feels like they’ve made it their home the more likely they are to stay.
and you have the cost of either disposing or storing old one.
Let them sell current one and use proceeds towards cost of new one provided they agree to leave new one behind (and amend inventory accordingly).
If taking new one when they leave, ok if they are willing to cover cost of a replacement wardrobe when they leave (less whatever they can sell current one for) otherwise you are out of pocket.
Does depend on amounts involved too -if it’s a cheap flat pack wardrobe costing 100 quid from ikea I’d be more inclined to let them replace than an antique … more inclined to allow for tenants who’ve been there 5 years than students after 6 months etc

Then they either need to pay for you to store it or you get a written agreement from them to replace the one you dispose of at end of tenancy to a similar size/model as you currently have.

I agree with Colin. If they want to keep their own, they replace yours like for like when they leave.
