My tenants have been living in my flat for 4 years. They now have a child and want a bigger bed. The bed I provided before is still in good nick (is now 8 years old) but it’s too small for them.
They are happy to buy the new bed for themselves and want me to take down and store the current bed and would want to take the new bed away at the end of the tenancy. I don’t live near them so not really feasible to come take it apart and store it elsewhere. I’m a first time landlord so don’t really know what are my options? Has anyone experienced anything similar?
Give them permission for the new bed but explain you have no storage facility so they would need to store under their new bed.
The mattress … do you want to keep it after 8 years or replace
That’s the thing that will cause the most problem
You could agree (in writing) that the tenant can dispose of the existing bed frame and mattress as they see fit on the condition that they leave the new frame and mattress as your property at the end of the tenancy. As you will be effectively getting an upgrade to newer furniture, you should also agree to compensate them on a sliding scale depending on how many years use they have of the new bed less any residual value agreed on the old bed.
