I FOUND THIS ON RIGHTMOVE CAN ANY LANDLORD USE SUCH CONTRACT?

Guardianship Criteria for Rightmove Applicants:

  • Age: Must be over the age of 21
  • Occupation: Must be in full time employment
  • Salary: Minimum £15k annual income
  • 28 Notice Period & Licence Agreement: Guardianship licence agreement is a short term rolling contract and either side are able to deliver 28 day notice to vacate the property, throughout your time living with LOWE (this is a licence agreement rather than an Assured Shorthold Tenancy and there will be monthly inspections for health & safety purposes and regular contractor access required at the property - i.e. you do not have exclusive possession of the property).

Some property guardian contracts have been successfully challenged in court by the occupants as a sham. I wouldnt risk it.
