Unfortunately none of them options are options for me as I don’t have anyone trusted that I know and I don’t have any family or friends I am in EX British combat soldier since the age of 16 years old stationed and overseas and when I got back to the UK I came straight to London as I am an original northerner, that’s right not one single friend or family member or trusted person I know!
If you send me the URL to your website I can have a good look at it to see if it is any good for me, thanks
OK thanks Andrew - sorry to hear that - it must be difficult to be in it alone! OK, here’s our url (https://www.boxedpropertysolutions.co.uk/). To be honest you won’t find out much about Jo and I - and it is quite a generic look at the moment. But I’d like to suggest you give us a bit more time and take another look back in a month or so. The site was started by my business partner when her main strategy was serviced accommodation and since then (during Covid actually) we have worked together on our new strategy, HMO Management - but we haven’t updated the site yet. In about 2-3 weeks we will have our full service offer - and then will update the site accordingly. I will drop you a line when that is available. Your feedback has been super-valuable so far (you will see from the blog that I will post on the website on Sunday afternoon! :slight_smile, where I mention how our discussions has impacted me!). I’d love to invite you along to some property network meetings (when this rotten lock-down is lifted). I really think you might enjoy and find it interesting to come along with us and find a “whole other property world” out there of investors and other landlords (here is an example: https://propertyinvestorsnetwork.co.uk/meetings/). I am not at all trying to do a sales pitch on you either. I wouldn’t really encourage any potential landlord/clients to come along to these events as you will find a lot of our competitors also - but there would also be other landlords too and you might find it fun and certainly educational. Consider it maybe. OK. hope that helps.
All best wishes. Deborah
Hey!!! Just read on (duh) and you have answered my question for me. I think I’d still add the clause hoping to get a headsup that the tenant wanted to leave rather than just find out on the last day. Thanks.

For anyone that’s interested: "Landlords often get upset about this if the tenants have moved out without giving them any notice. Sometimes they may even put in their tenancy agreement a clause requiring the tenant to give notice if they want to leave at the end of the fixed term and providing for them to pay ‘rent in lieu of notice’ if they don’t. Sadly (for the landlords) these clauses will almost certainly be void under the Unfair Contract Terms regulations (now part of the Consumer Rights Act 2015). The tenant only signed up for a specific period of time. Any clause forcing him to stay longer or attempting to make him liable for continuing rent if he has moved out will be considered ‘unfair’ and unenforceable.
Hi Deborah that sounds excellent I shall wait for you to let me know when I can check the URL as I’m interested in the price structure and what’s on offer.
One of my main concerns has got to be that I don’t believe if one was to pay for such a service that there would be much incentive for the business to rush in any tenants let alone a good calibre tenant and I am not sure how anyone can overcome that I get the strong feeling that I may pay for a service on a direct debit forever And very little effort would be made to get a new tenant as there doesn’t seem to be any incentivisation for the business to want to get that tenant in quick unless you structured the payments in accordance or adjustments to getting a new tenant.and very little effort would be made to get a new tenant as there doesn’t seem to be any incentivisation for the business to want to get that tenant in quick unless you structured the payments in accordance or adjustments to getting a new tenant.
I did check out a similar service and it was around £60 per tenancy per month which I thought was a little excessive for brand-new renovated properties for instance which is in my case.
Not sure about the networking situation as I don’t think that’s going to go down too well with the virus thing unless you can organise an online networking meet up kind of thing where everybody joins in on the video calls that would be quite cool like they do on the news when they get all the liars from Parliament chatting away.
Hi Deborah13
I am very impressed with the way of how you are defending a good name of fair people who can help landlords with managing their properties.
I am into R2R in London as well, would it be possible to get your email and ask for some advice?
Have a good weekend!
She was not defending anything Michal, she was arguing a point with me in a very unbiased and professional way using facts and remaining open to any suggestion, if she was defending then i would of been offending which was most defiantly not what was happening here as there was nothing to defend from you see.
