Open rent You cannot take holding deposits without our screening of tenants and approval. When rejected, you are sending emails to clients saying you are going to penalise landlords for rejecting holding deposits. I think its not right to provide the wrong information to tenants.
I am not happy with your holding deposit and sending emails this type.

Yes, definitely. I am waiting for an email to be sent to me from the tenant, who inquired and sent a deposit to open rent.
Do you think the tenant is telling the truth ?
It doesn’t take an age to send an email .
Be wary of tenants putting down holding deposits .
It may be the tenant trying to pressurise you into accepting them.

I would send a formal complaint to openrent stating the facts.
If you get no where then take it to the ombudsman
As we agreed in another thread, it isn’t illegal to do so. Just adding this note in case anyone else reads this and is misinformed.
I recently had a tenant place a holding deposit after viewing (although I said not too). I guess they forgot. I rejected it and explained why, requiring their full application first and then referencing. I’ve not had a email from OR.
This is not true.
The email you shared was sent because after a tenant requested to proceed, you informed us the property was actually no longer available at all. To any tenants. So the advert was taken offline and the tenant informed of this.
If you had cancelled their application, for example, the advertising would have continued and the tenants would have been sent your custom cancellation message.
This is very clearly explained to all landlords when presented with a holding deposit and the options to cancel. It looks like this:
