How do I extend a tenancy agreement beyond the break clause?

In September I signed a new contract with my tenant which includes a 6-month break clause — meaning either of us can end the tenancy in May 2026.

Both of us are really happy with the arrangement and would now like to commit for a longer term beyond that date. What’s the best way to do this?

Should we draw up an entirely new contract starting this month, or can we amend or update the existing one? What would you recommend as the cleanest and most secure approach for both sides?

Don’t do anything. At the end of the existing eterm, the contract will roll into a monthly periodic tenancy.

Fixed terms will be made illegal anyway in a few months when the Renters rights Bill is introduced.
