How involved should I get as a landlord?

Hello all. I have two tenants who live in separate flats that are constantly moaning to me about each other. Their front doors are only 3 feet apart. They moan to me about unnecessary noise, spying on each other, issues with rubbish, and many many more things
I get on with both of them and they always pay their rent on time
At first I did my best to resolve any issues but it feels I’m wasting my time
Would love to hear any opinions you have on this

I wouldn’t get involved at all, particularly if they were both my tenants. They are neighbours. They have to learn to live with each other or shut up or move out. They are (or should be) responsible adults.

I would keep it business like and send written communication to each of them separately that you are responsible for a, b, c etc and that these are the issues you expect them to contact you about.

I’d

i) write to each saying it’s unfortunate and you have tried to sort without success and suggesting that they meet or speak to try to resolve rather than using you as a go between as neighbour disputes aren’t your responsibility.

ii) perhaps remind them of the How to Rent guide you/OR provided when they moved in, specifically

“Be considerate to the neighbours. Antisocial behaviour may be a reason for your landlord to evict you.”

and also refer to any clauses in your tenancy contract about the issues they’ve raised [the standard OR AST agreement has the following clauses

“9.17. If there are common parts to the building, not to obstruct, keep or leave anything in them. 9.18.To keep the exterior free from rubbish.

9.19 To place all refuse in plastic bags in the designated dustbins …

9.30. Not to do or permit to be done in the Premises or elsewhere anything which may be or become a nuisance, annoyance or inconvenience to the Landlord, the owner or occupiers of any adjoining property, the neighbours, other adjoining residents or people in the immediate area. “
