6 monthly. I do it mainly for health and safety reasons and gives a chance for my tenants to flag up any repairs that need doing. Also, I use an inventory clerk to carry out my inspections.
I think once a month and 3 monthly is too much.
It’s a damned if you do, damned if you don’t situation. The law says that landlord must inspect regularly but it also says that the tenants have the right to a peaceful living without any distraction. Now we are at the blessings of the tenants. If they don’t like you, you are harassing. If they like you, you are doing your duty.
