The tenants I chose have failed affordability. My flat is 2,100/ month and his affordability is only 1,300.
The couple is not based full time in London only he is. He told me that she is allowed to stay up til 6 months as Canada has this agreement with UK and that she contributes to rent. She works for a Canadian HR firm remotely.
In another discussion in this community I was told it “would be colluding with a breach of the Immigration Act 2016 and you’d be potentially liable to a £10,000 fine” if I knew the girlfriend was helping him with rent. Would it really? Though she doesn’t have a long-term visa she is coming and staying more long term. The couple has rented through an agency prior (which I’m still trying to figure out how that worked as he told me they rented places for 2,300 (but all included). He hasn’t replied as to whether it was paying everything upfront.
I also was not impressed with his guarantor which is a mate from childhood who is a tenant and owns no property. When I called to vet him and asked him if he’d be prepared to pay if his friend failed rent (imagine couple breaks up?) he hesitated. Apparently he didn’t know what it really meant to be a guarantor.
I have decided to reject them and start anew and/or hand to an agency. I imagine they will be disappointed and will have push back on my decision.
Is there a way to phrase it? Do you just write them or do others have a call with them?
