How to reduce the number of these type of time-wasters

Hi, all.

We have a recurring problem with TT saying that they love the property and will take it. They assure you that they are not looking elsewhere.
Then they will send you all the documents, very fast, too. But when you start talking about holding deposit, or signing the TA, they often take several days to reply and then tell you that they will be going for another property.

How do you combat this problem? Would you take holding deposit before you request the documents?

I tell them holding deposit required within 2 days, then docs.

If they want it they will make it happen.

The holding deposit is a commitment from the prospective tenant to show that they are serious and if done through OR the property is taken off the market which is essentially your commitment to them that nobody else will see the property or even be able to make enquiries.
