Insurance company to pay?

Two potential tenants, they say they have settled Status, yet to be confirmed, I have a viewing with them tomorrow.
They say they are both Authors, also their house which they own was flooded out and need a rental for a year.
They say don’t worry about the rent, their Insurance company will pay me directly?
Which checks are needed, etc

Any help would be greatly appreciated.

This is a tenancy
full credit referencing for tenants
guarantor credit referencing ( mortgage statement, ni number )
NI number
Look at their bank statements and accounts
Are they published ?
Where does their income come from?
Is there an advance in play for current work?
Ask for tenants actual home address
Do land registry check yourself to check if they are really home owners
Are they on the electoral roll?

Right to rent checks on line to ensure no fraud ( if not sure call home office landline )
Communicate with insurers directly
Ask to see policy and written confirmation of said claim that they will pay
Contact insurer directly to make sure this is legit
Insurers do withhold money on claims if they are told to by their customer , the tenant !
Let the tenant know that these checks will be conducted
Some don’t attend viewings when they know the checks are rigorous

Instead of paying and doing it yourself, ask them to provide you with title from land registry.
